How to compare roof estimates
Put the quotes side by side and check they price the same thing: same number of squares, same shingle line, the same underlayment, and the same price per sheet if rotten decking turns up.
The cheapest bid often leaves out drip edge, ice and water shield or new flashing, which come back as change orders. Ask every roofer for the warranty in writing: one for materials from the manufacturer and one for workmanship from the contractor.
Roof estimate questions
Are roof estimates really free?
Yes. Almost all roofing contractors give free, no-obligation estimates for replacements. Some charge for detailed inspections or insurance reports, so ask first.
What should a written roof estimate include?
The roof area in squares, material brand and line, tear-off and disposal, underlayment, flashing and ventilation, decking replacement price per sheet, permit, cleanup, warranty and payment schedule.
How many roof estimates should I get?
At least three. Prices for the same roof often differ by 20% or more, and comparing line items shows who left something out.
Can I get a roof estimate without anyone coming out?
Yes, for a ballpark. Satellite measurement and calculators like this one give a range. A final quote still needs someone to check the decking, flashing and ventilation.
What are red flags in a roof estimate?
No written contract, a large cash deposit, no license or insurance proof, pressure to sign the same day, and a price far below the others.
