How this calculator works
A roof is bigger than the floor under it. First we add the eave overhang on every side of your footprint. Then we multiply by the pitch factor, because a sloped roof covers more surface than the flat area it sits over. A 6/12 roof is about 12% larger than its footprint; a 12/12 roof is about 41% larger.
Roofers price by the square, which is 100 sq ft of roof. We add a waste allowance for cut shingles: about 10% on gable roofs and 15% on hip roofs, which have more angled cuts.
Asphalt shingles usually come 3 bundles to a square. Tear-off of each old layer adds roughly $1 to $2 per sq ft. Pitches of 8/12 and steeper need extra safety gear and slower work, so we add a steep-roof charge.

Roof replacement cost questions
How much does a new roof cost in 2026?
Most US roof replacements land between about $5,900 and $13,200, with a national average near $9,500 for asphalt shingles. Metal, tile and slate cost two to four times as much per square foot.
How many squares is my roof?
Divide the roof area in square feet by 100. A 2,000 sq ft roof is 20 squares. Add 10–15% for waste when you order materials.
How do I find my roof pitch without climbing up?
From inside the attic, hold a level against a rafter, measure 12 inches along the level, then measure straight up to the rafter. That number of inches is your pitch over 12.
Is it cheaper to roof over old shingles?
Adding a second layer skips tear-off and can save $1 to $2 per sq ft, but many codes allow only two layers, and it adds weight and hides damaged decking.
Does homeowners insurance pay for a new roof?
Usually only for sudden damage such as hail or wind. Many policies pay actual cash value on older roofs, which subtracts depreciation from the payout.
